Nestled in the heart of Burnaby’s Greystones, Jonathan’s dream was clear from day one: find a period property rich in history—without inheriting the usual drawbacks like draughts, dated finishes, or a high-maintenance lifestyle.
“We were searching for an old period house, but I didn’t want a home that required constant maintenance or was uncomfortable to live in.”
The brief? Maintain the elegance and authenticity of a traditional home, while integrating the high-performance features and comforts of a modern build. This included everything from temperature regulation and airflow to long-term energy efficiency and timeless interior finishes. It was about striking the perfect balance between character and practicality—without compromise.
This renovation wasn’t about starting over, it was about improving what was already there. The goal was to craft a home that felt established and storied, with subtle upgrades that elevated the experience of everyday living.
Improving the BER rating was just one part of the picture. The broader aim was to create a space that looked beautiful, felt consistently comfortable, and functioned effortlessly year-round. From heritage aesthetics to underfoot warmth, every detail was carefully considered.
As the structural elements took shape and the architectural bones were respectfully restored, one decision remained pivotal: the flooring. Far more than a finishing touch, flooring was the unifying element that would connect rooms, define atmosphere, and deliver the tactile luxury the homeowners were seeking.
That’s why they turned to Matt Britton. With a reputation for excellence in premium flooring, and a portfolio that spans some of Ireland’s most elegant homes, our team was trusted to deliver a result that matched the scale and ambition of the renovation.
Every flooring choice was tailored to elevate the home, both in terms of looks and function. Here’s what we installed:
Chevron Hallway with Brass Inlay: First impressions count, and the entrance to this home now makes a bold one. A chevron design with a custom curved border and brass inlay delivers an immediate sense of craftsmanship and elegance. It’s the kind of detail you don’t often see and one that sets the tone for what’s to come.
Smoked London Collection in ‘Kensington’: For the kitchen, bar, dining, and sitting rooms, we laid down wide 300mm planks from our London Collection in the shade of Kensington. This rich, smoked oak adds warmth and continuity, with enough character to nod to the home’s heritage, while still feeling fresh and modern.
Ulster Velvet in Bedrooms and Cinema Room: Upstairs, comfort was key. We chose Ulster Velvet for the bedrooms and the private cinema—adding a luxurious softness that feels indulgent underfoot. In the cinema room, the carpet is inset within the surrounding wood flooring and bordered with a sleek brass trim, giving it a bespoke, tailored look.
Ulster Velvet Stair Runner: The staircase is often overlooked but not here. A plush Ulster Velvet runner runs from top to bottom, adding texture, warmth, and a cohesive link between floors.
From the very first consultation, the process was designed to be simple, reassuring, and expertly managed.
“We were looked after brilliantly. The communication was outstanding, and everything promised was delivered exactly as expected.”
This level of care and professionalism was crucial for a project of this scale. Having invested significantly in the build itself, Jonathan knew that the finishing touches had to reflect the same level of precision and intent. The wrong flooring could have diminished the entire vision, which is why partnering with a brand he trusted was non-negotiable.
Over the course of the 8-month renovation, we collaborated closely with both the design and construction teams to ensure every installation was timed perfectly and executed flawlessly. Each product was selected not only for its aesthetic appeal but for its ability to integrate seamlessly into the overall design.
Today, this Burnaby residence feels less like a renovation and more like a masterclass in timeless design. There’s a sense of quiet confidence throughout the space—light moves across the smoked oak floors, the soft textures add warmth whilst every detail works in harmony with the design.
This is what our client Jonathan had to say:
“The result is breathtaking—it looks like something you would expect to see in The Hamptons. The before and after are like night and day. We now have the perfect home, exactly as we envisioned.”
This project is a shining example of how thoughtful flooring choices can elevate a home both in function and in feel. At Matt Britton, we believe that great design begins underfoot. From intricate inlays to luxurious textures, we craft flooring collections that don’t just complete a space, they define it.
